Wood-destroying insects and other organisms can cause serious problems in the wooden structural components of a house, and may go undetected for a long period of time.
Our professionally trained and certified inspectors inspect thoroughly to determine if there is an infestation, damage, and/or conditions that could invite a termite attack, or the need for remedial control measures.

Our inspectors check the foundation of the house, garage and other buildings for shelter tubes coming from the soil. We look closely around porches, connecting patios, sidewalks, areas near kitchens and bathrooms, and hard-to-see places. We also check window and door frames, and where utility services enter the house for termite infestation or wood decay. Also, we look behind shrubbery and plants near walls. Our inspectors pay special attention to areas where earth and wood meet, such as fences, stair carriages and trellises. Open and check any exterior electrical meter or fuse box set into the wall, a common point of infestation.

Our inspectors carefully check all doors, window facings, baseboards, and hardwood flooring. Discoloration or stains on walls or ceilings may mean that water is leaking and can decay wood, and this can aid termite infestation. Mold Assessment

Our certified and licensed inspectors begin by researching the property’s recent history to discover if there has been a flooding problem on the house. We further collect information regarding past water leaks, plumbing leaks or other types of moisture issues on the property. This provides insight as to what type of mold issues may be present on the property. The next phase will be a thorough visual inspection of the outside and inside of the property. The inspector will be looking for signs or conditions that may encourage mold growth, as Mold will grow in places with a lot of moisture, such as around leaks in roofs, windows, or pipes, or where there has been flooding. Mold grows well on paper products, cardboard, ceiling tiles, and wood products. Mold can also grow in dust, paints, wallpaper, insulation, drywall, carpet, fabric, and upholstery. We will Investigate any signs of past or present water intrusion, which can promote mold growth. We will take samples of any suspected mold for laboratory analysis. A minimum of 2 Air samples will be taken, one inside and one outside of the house. Surface sample are collected as required. All samples taken will be sent off to the lab to be tested. The most common indoor molds are Cladosporium, Penicillium, and Aspergillus.

Infrared Inspection

Thermal imaging detects differences in the surface temperatures of a material and we use thermal imaging during our inspections to assist in detecting temperature differentials.

The differences in temperature are a clue to the inspector that further investigation is warranted by a qualified professional to check for an outlier such as a water leak, electrical issues or missing insulation in that area.
