Before You Book, Answer These Questions About the Property

The best time to discover that a home has a private well, septic system, pool or generator is not when the inspector arrives. Property details can change which services you need and how much time should be reserved.

Is the home on public water and public sewer, or does it use a private well and on-site septic system?

Does the property include a swimming pool, spa, detached garage, workshop, barn or other structure you expect to evaluate?

How many HVAC systems, water heaters, electrical panels and fireplaces are present?

Is the basement finished, and has the seller disclosed any prior water entry, sump pump work or foundation repair?

Are there solar panels, a standby generator, EV charging equipment or other specialty systems?

Are any major areas blocked, locked or occupied in a way that could limit access?

These questions are not administrative trivia. They prevent the inspection from being under-scoped. A buyer should know in advance which components are part of the general home inspection and which require separate services or specialists.

Radon Testing in Clarksville Homes With Finished Basements

Radon is invisible and odorless, and Howard County says testing is the only way to know the level in a home. Finished basements make the question more immediate because the lower level may be used as a bedroom, office, gym, theater or family space. A newer home can still have elevated radon because the source is the soil beneath the building, not the age of the finishes.

If a mitigation system is already installed, that does not mean the buyer should ignore radon. Ask when it was installed, whether it is operating and what recent test results show. A functioning fan is not the same as a current radon measurement.

This recommendation is not automatically a warning to walk away. Maryland’s standards specifically recognize that a home inspection may identify items that need further evaluation. The general inspector’s role is to recognize visible conditions and explain why they are outside the level of diagnosis available in a visual inspection.

For example, the inspector may observe a crack pattern, movement or framing condition and recommend a structural engineer. The report may identify electrical equipment that needs a licensed electrician. A leaking or failing HVAC component may need an HVAC contractor. The buyer should use the specialist to answer the next-level question: how serious is it, what repair is appropriate and what is the likely scope?

Does a Home Inspection Include the Well and Septic System?

A general home inspection may observe visible plumbing components and may identify that the property appears to use private utilities, but a full well evaluation, water-quality analysis, septic pumping, septic tank inspection or drain-field assessment is a different scope of work. How Long Should a Home Inspection Take on a Large Clarksville Property?

Buyers often search for a fixed answer such as ‘two hours’ or ‘three hours.’ That is not a useful quality benchmark. When Thermal Imaging Helps, and When It Does Not

Thermal imaging is useful on a larger home because there is more surface area and more opportunity for temperature patterns to reveal areas that deserve closer investigation. It may support the inspector in identifying unusual heat loss, possible moisture patterns or HVAC distribution differences. But a thermal camera does not see through walls and it does not diagnose the cause on its own. Temperature differences can come from many conditions, so the image has to be interpreted alongside moisture readings, visual evidence and system behavior.

That limitation is a strength when explained properly. Good inspection practice is not about treating every thermal anomaly as hidden damage. It is about using a tool to decide where additional evidence is needed.
